The Mill offers an onsite property management team with convenient office hours to serve our residents. The office is located at 1811 Grayland Street, #3. Our hours are Monday thru Friday, 9:00AM-5:00PM; Saturday, 11:00AM-3:00PM (Seasonal).

At The Mill, we have a “by-the-apartment” lease because you are paying for the entire cost of the apartment, not just for an individual room. By signing our lease, you are accepting the lease agreement and terms as a whole. Each month, you and your roommates are responsible for paying the rent, utilities, etc. in full.

We provide FREE water, sewer, sanitation, and recycling. Residents are responsible for their electricity which is to be contracted through American Electric Power. They can be reached at aep.com or call 800-956-4237.

The Mill is wired for high-speed internet and cable through Xfinity. Service can be set up at xfinity.com or call 800-266-2278.

The Mill has a rate for rent and security deposit based on the size of the apartment you wish to rent. Those rates can be found on the “Floor Plans” page on our website. The rent and deposit rate is per apartment, not per roommate.

The typical lease term is from August 15th - July 30th, approximately 11.53 months of occupancy. The resident is charged a total rent amount for the contracted occupancy period. The lease agreement will reflect the total rent amount, divided into 12 equal installments due August 1 – July 1. These installments do not represent a monthly rent amount and are not prorated.

Installments are due on the 1st of every month per the payment schedule outlined in the lease agreement.

We accept checks, money orders, and cashier’s checks in our office made payable to the community name. As an alternative payment option, we also accept credit card, debit cards, and ACH payments online through our resident portal. We are unable to accept cash at any time.

Bills are not sent to residents each month. We may post reminders around the property, or you may receive an email or text message as a courtesy if time allows.

A Rent Guarantor is the legal term for an apartment co-signer or a person who agrees to be legally responsible for the apartment, the condition, and the money owed for rent. Most guarantor agreements occur when a person moves into an apartment for the first time without credit or rental history. In order to qualify without a guarantor, we consider the following:

  • Credit rating must be established and be in good standing
  • Income must be three times the total monthly rent for each leaseholder
  • Prior rental history, if applicable, must be in good standing
  • Guarantor form can be emailed to you from our office staff, or you can print one from the “Residents” page on our website.

    The guarantor will need to sign the guaranty agreement. If the resident is not of legal age to execute a contract, the guarantor will be required to sign both the lease and guaranty agreement.

    The Mill features a sparkling swimming pool, basketball and volleyball, two laundry centers open 24 hours a day, a hammock park, and several grilling facilities with picnic tables in a park-like setting.

    The Mill has open parking for you and your guests. No parking pass required.

    The Mill has a Blacksburg Transit bus stop at the entrance of our community. Students and VT employees ride for free.

    Yes, we have a “Roommate Questionnaire”, click here. The questionnaire will profile study habits, social habits, and hobbies to help us match you with residents who have similar preferences.

    Yes, The Mill leases by apartment which allows you to choose your own roommate(s). List the roommates you have chosen when completing your application. It is important that all roommates list each other.

    You can let us know of any preferences, and we will do our best to place you in the unit that fits those requests. All requests are on a first-come, first-served basis and will be taken in the order in which your application is received.

    The Mill ONLY allows roommate changes when all parties, including management, consent, and sign an agreement to the changes.

    The Mill provides 24-hour EMERGENCY maintenance on-call service.

    The Mill has a maintenance team on site for non-emergencies from 8:00 am until 4:30 pm, Monday through Friday. Regularly scheduled exterminating is also provided.

    The Mill has 24-hour lock-out services for our residents. Service fees may apply after office hours.

    The Mill does not charge a standard redecoration fee.

    The Mill’s preferred vendor offers discounted carpet cleaning prices payable by residents who request it.

    The Mill has many conveniences within walking distance such as a Kroger grocery store/shopping center with a gas station, a CVS Pharmacy, the “First and Main” shopping center with multiple restaurants, and several banks.
